The founder is a well respected and award- winning, metropolitan Washington architect, whose residential design/build work has been recognized in the national media, including House Beautiful, The New York Times, American Bungalow, HGTV, and others. Additionally, he has received numerous honors and recognitions from the industry, with project awards that include N.A.R.I, Qualified Remodeler, Professional Remodeler, and Remodeling Magazine.

In the area of construction the firm values design-driven construction to ensure high quality projects that surpass industry standards by including construction as a component of the services offered. Position Objective :

This position is a member of the firm’s management team, with the responsibility of overseeing all construction activities for residential remodeling projects, including supervising and coordinating highly skilled production personnel and subcontractors.

Scope & Accountability:

  • Serves as a liaison between the Design Studio and the Production Department in the planning design alternatives and solutions for remodeling projects that satisfy the client’s budget objectives. Attends site visits to become acquainted with new projects and assist the design studio with construction insight relating to selective demolition or other technical issues. Also assists in prioritizing projects from a production perspective to improve cash flow.
  • Estimates jobs from plans using Excel spreadsheets or other software. This includes developing project budgets, conceptual estimates, and cost estimates. Makes recommendations to provide cost-effective solutions based on the studio’s design concepts.
  • Invites competitive bids from subcontractors and suppliers to optimize the project’s profitability, serving as the primary negotiator with both the subcontractors and material suppliers.
  • Assists by reviewing construction documents for accurate detailing and specifications. Interprets proposed designs for cost effectiveness and appropriateness to the required function and advises how to best achieve required results.
  • Prepares payment schedules to be included in each construction contract.
  • Monitors all costs throughout the life of the project to ensure that construction budgets are met and profitability is protected. Is accountable for project fiscal controls, contracts, and quality control provisions.
  • Ensures each project complies with building codes applicable to the local jurisdiction (Maryland, Virginia, and Washington, DC) and to the specifications of the architectural drawings.
  • Presents the construction schedule to the client. Maintains regular contact with the client in order to build solid relations and ensure client satisfaction, as well as to document issues, change orders, and problem resolution. Prepares a punch list and conducts a walk-through with client at completion of construction.
  • Coordinates equipment requirements and overall maintenance of tools and equipment.
  • Recruits and retains high quality production personnel (carpenters and laborers), ensuring that the staff is suitable for the projects. Reviews all production personnel timesheets for accuracy prior to payment authorization. Prepares written and verbal reviews for employees and participates in employee review meetings with the President.
  • Identifies, contracts with, and supervises top-quality subcontractors. Authorizes the issuance of contracts, purchase orders, and change orders, and, after reviewing for accuracy and proper documentation, approves subcontractor and material invoices for payment.
  • Oversees and administers all aspects of multiple construction projects, serving as the primary customer contact during the construction phase, including on-site coordination, quality control, and all aspects of contract management. Manages all aspects of day-to-day construction operation, monitoring and coordinating the work performed. Directs the work sequencing to expedite project delivery and minimize disruptions, and holds regular meetings with production staff and subcontractors throughout the construction phase.
  • Maintains safety standards per state and federal government regulations.
  • Meets with the President weekly to review budget status, cash flow, and schedules of ongoing projects, and to resolve any outstanding production issues. Establishes quarterly production goals and strategies to achieve the goals, balancing long-term planning and short-term project management needs.
  • Provides post-production assessments on each project for lessons learned.
  • Serves in a business development role with repeat clients for small projects (under $50K).
  • Represents the firm at conferences, meetings, exhibits, and other special events, promoting the firm’s new and existing initiatives, and developing his/her professional skills for the firm. National Association of Remodeling Industry (N.A.R.I.) and Remodelers Advantage are two relevant organizations.

Education:

High school diploma required. Four-year college degree preferred, with emphasis on engineering, business, or other relevant disciplines.

Experience and Skills Required:

For consideration, individuals must have a minimum of ten years of experience in the residential-remodeling industry within the greater DC Metropolitan area (inside the Beltway). He/she must have experience managing upwards of six simultaneous complex projects, ranging from $200K to $1M. The last five years of work must have been in a supervisory management position, managing a staff of up to six direct reports and ten plus subcontractors.

Qualified candidates must have the following skills and experience:

  • Interpreting residential architectural drawings and specifications
  • Developing construction project schedules using spreadsheets and/or construction-specific software
  • Preparing budgets for cost estimating and construction
  • Knowledgeable about residential building materials and products
  • Experience in methods of residential construction
  • A well-informed understanding of area subcontractors
